Our Process

Over the years Cherry & Associates has developed a proven process for helping tenants and buyers find the right space at the right price, as quickly and efficiently as possible.

  1. Assessment:
    We assess the need, considering space requirements, location preference, and other variables, then conduct market research to identify prospective properties. Cherry & Associates arranges property tours, and accompanies clients as they view the space. Our exclusive focus on tenant needs means we can recommend the best value regardless of who carries the listing.
  2. Analysis:
    We request proposals from landlords/owners, assist with development of space usage plans, and prepare preliminary cost analyses for the top 3-5 alternatives. The result is a clear comparison that simplifies making the right choice.
  3. Selection:
    We help narrow the prospect list, and then submit space plans to contractors for pricing the two or three best choices. We then revise the cost analysis to include construction cost estimates.
  4. Execution:
    On behalf of our client, we submit a letter of intent to the landlord/owner of the selected property, negotiate terms and review the lease/purchase agreement. After signing, construction drawings are submitted by the architect.
  5. Construction:
    We submit construction drawings to contractors for final pricing, evaluate bids, assist in choosing the contractor, and coordinate build-out phase. We also assist with tenant/buyer move-in.
  6. Follow Up:
    Once the move is complete, we remain in contact to make sure our clients are completely satisfied. We keep in touch, helping our client assess future needs.
